Outstanding, old school solution to a new school problem. Leaking sink strainer. Third leak under the sink.

Tyler has been here before, twice when we had electrical failures. This time he came out to resolve issues that had not yet become apparent. He opened up @40 plugs and @20 switches to confirm the wires were properly attached and tight. Found loose wires in every room. We sleep better now.
We were having problems with two circuits in our house, they just suddenly quit working. Tyler located the problems, loose terminal connections. He then checked every plug on the circuit and found additional loose connections. One of the plug receptacles needed to be replaced and he completed that task as well. Excellent work, very knowledgeable.
Had a problem with 2 different circuits not working. Tyler located the problem (loose wires at two different electrical outlets). Very strange since this home is only 18 months old. I wonder how many other outlets are waiting to fail? This could have taken hours but Tyler took care of the problem quickly. Excellent work.
Tyler Lawyer arrived on time and was very knowledgeable and professional. It is a new house so he found no problems. He did tighten some of the main panel circuit screws and explained that sometimes the screws become loose from movement/temperature fluctuations.

Two system cooling tune up performed today on both downstairs system is 13 years old and upstairs system is 11 years old. Downstairs air handler has biological growth present, blower wheel is dirty and evaporator coil has some build up starting to form. System should be cleaned. All amp draws are acceptable. Refrigerant levels are in range. Both outdoor units were washed.
Upon arrival both systems were down, during evaluation found one system was missing a capacitor and compressor had no rage to verify the correct size cap. Other system had a burned common wire to the compressor and both fan and compressor caps were extremely weak. Replaced and fixed burned wire. Started system and took amp draws fan mot and compressor were way over manufacture tolerance RLA. Talked with customer about sending comfort advisor for possible replacement. Setup comfort advisor appointment for today confirmed by the office
Called out on leak at water heater. Ryan flushed this water heater during a tune up and drain valve did not shut off completely. This caused water to get on floor and under tile. We will bring out fans to dry floor in laundry room. We cannot warranty water heater, pan, and pan drain as we did not install water heater or pan. Replaced plastic drain valve with 3/4 full port ball valve and water hose adapter
Upon arrival customer had mini split Heatpump taken apart and said that he was not able to pull a vacuum on the refrigerant lines and whenever he let the refrigerant into the system he heard a loud hissing noise. System has 454B refrigerant, stated to the customer the troubles with 454B. Unable to do any repairs at this time
For this job I performed the annual tune up at this residence. I also flushed the tanked water heater. All fixtures in the residence were functioning as they should.
Install 36k upflow gas with standard filtration, code kit with programmable thermostat
Propane furnace with straight cool condenser installed in 2017. Intermittent communication error has been causing the system to shut down randomly ever since the system was installed 8 years ago. Can not properly diagnose the issue at this time as the system was running and cooling the entire time that the technician was here. Upstairs unit needs to be leveled. Upstairs unit is very hard to access in the attic. Highly suggest moving the furnace back to the closet in the hallway where it was originally. System is a little low on refrigerant. Can not further diagnose issue at this time. Comfort advisor is scheduled to meet with the customer this evening. Customer would like prices for comparison on a propane furnace with straight cool and a dual fuel system.
Completed inspection on r22 straight electric system system has good pressures but contacter has a burn signs and pitting on it compressor saver is completely dead also needs a new disconnect due to being wired around and a new condenser fan motor due to damage of wires and oil stainage indoor unit is working not within manufacture specs but is doing its best for its age definitely recommend replacing system here very soon.
Upon arrival tech found that the unit was working properly tech check all out side components as well as inside components. Tech checked refrigerant and found everything to be up to standards at this time
Found breaker for Heatpump was off. Found out that customer had company out to install batteries for the solar system. Reset breaker and found no issues left system in cool
Found breaker for condenser in tripped position. Checked amp draws everything is within manufactured spec. Could have possibly gotten wet with the location of breaker during washing outdoor coil. Breaker is just above concrete back porch. About a foot and half above the ground. Had a 17 degree split when I left.
Completed tune up on system. Flipped filter around to correct way. Checked all electrical connections and components on the indoor and outdoor system. Checked drain line and verified proper drainage. Also fixed attic fan so it could pull the heat out if the attic. Found biological growth in duct work and informed homeowner about it. Washed outdoor unit and took pressures. Gave customers different options on the way we can attack this problem. Recommended option 1 with a level 2 cleaning and iaq 300 and a surge protector for outdoor system to help prevent possible board failure due to power surges.
Found drain line disconnected and clogged up from drain line blew out drain line and reconnected
